Who can hold an open house?

It's a misconception that only real estate agents can hold open houses. If you're traveling the "for sale by owner" road, you can host one yourself, just be aware that realtors are usually better at these things because they have more experience.

When should I have my open house?

The best time to sell a home is in the spring, so therefore the best time to hold an open house is in the spring. Common sense dictates that you hold it on the weekend since most people work during week days, and that it fall in the afternoon so your guests can sleep in. The ideal open house would be held on a spring Sunday afternoon.

How do I get people to come?

You advertise. Publicize your event in the Windsor, Ontario real estate listings, in the local newspaper, on the internet, and post signs in front of your house and in your neighborhood. Also, don't forget to mention it to all your friends and create a Facebook event page. Make sure to post directional signs or a link to your home on Google Maps, especially if you live in a confusing subdivision.

What do I need?

Food. Lots of food. Preferably finger foods that can be carried around in a napkin while your guests explore the house. While many guests will genuinely be looking for Toronto condos or whatever you're selling, the impetus for getting them off their butts and into your house comes from food. Your shopping list might include non-alcoholic beverages like coffee or punch, cookies, cocktail wieners, puff pastries, and napkins.

What should I do when they arrive?

When your guests arrive, you and/or your real estate agent should welcome them to the home and invite them to grab some food and have a look around the house. (FYI, you should clean and stage your house beforehand and make sure there's plenty of space for parking, even if you're selling Mississauga condominiums) Put on some music and have the food set up in a central location and be on hand to answer any questions they may have.
